Our Property Management team has 23 residential properties we property manage with only 1 vacancy.  When we do have a tenant moving out our turnovers are very swift with most not even reaching 30 days.  We achieve this by partnering intelligently with our military installations to reach the new airmen and sailors transferring here to the MS Coast.

Gulf Oaks beachfront condo homes are town-home-style condos.  They are larger in size than your average unit with a private tennis court, pool, waterfront club-house and pier.  Gulf Oaks Condos has a fantastic location and picturesque waterfront view within short walking distance of Ocean Springs Harbor.  HOA dues for Gulf Oaks are also very reasonable and many have called this complex the best kept secret in Ocean Springs waterfront condos.

Harbor view waterfront condo homes were previously  apartment homes converted to condos after Hurricane Katrina.  These condos, with excellent Gulf of Mexico access from Ocean Springs, were upgraded and sold after Katrina for top-dollar with the promises of high corporate rental demand.  Due to many overpromises by the sales team resonsible for the condo conversion, many of these units have fallen victim to foreclosure.  These waterfront condos have higher than typical
POA fees and are generally smaller units.  They do have excellent views, covered parking, and large boat slips.  Some foreclosured condos have been picked up as a steal of a deal for under $50,000.

Pest Resistance - Our structures are impenetrable by insects, rodents or other types of pests that like to eat or nest inside the walls of a building structure. Termites cause millions of dollars of damage every year to all types of buildings, but not structures built out of AAC.

Sustainable - Using AAC as a primary building component provides many environmental benefits. Among its many green qualities are: It is inert, inorganic and contains no VOC’s. It does not support the growth of mold and mildew. It uses less energy in manufacture than other masonry products and does not emit pollutants to the atmosphere.

Workability – AAC weighs 20% of standard concrete. Fewer pilings, smaller pile caps and shallower footings can now be considered in the design of the building’s foundation system. AAC is also easy to cut and tool, with most modifications being accomplished utilizing common hand woodworking tools.
